Located 685 km north of Sydney, Wooli is essentially a beach resort town on the coast near the mouth of the Wooli River. It is reached by taking the turnoff from the Pacific Highway 12 km south of Grafton and travelling east to Lake Hiawatha. At Lake Hiawatha the road divides with the northern road heading towards Minnie Waters and the southern branch heading towards Wooli.

Wooli is located on a narrow peninsula with the Wooli River to the west and the Solitary Island Marine Reserve on the east. It is surrounded by the extensive Yuraygir National Park which stretches from Yamba in the north to Red Rock in the south. The waters here are remarkably clear as there is no industry and the development has been low key.

The site comprises 34 lots in total, all within easy walking distance of the beach. The easternside of the estate is separated from the beach by only a nature reserve. All site lots sold prior to registration of titles.
